New Unique Registry of Tourist Accommodation in Spain

What is the Single Register?

The Single Registry of Tourist Accommodation is a system designed to guarantee the legality and quality of the tourist services offered in Spain. Through this registry, the authorities will be able to have a more exhaustive control of the tourist activities and to guarantee the fulfillment of the current regulations.

Why is it mandatory?

The registration is mandatory for all owners who rent their properties to tourists, either through online platforms or directly.

The main reasons for this obligation are:

What do I need to register?

To register, you must submit the following documentation:

  • Registration application: You can download it from the website of the Regulatory Body [click].
  • Identity document: DNI or NIE of the owner.
  • Title deed: Deed of the property or rental contract.
  • Cédula de habitabilidad: This document certifies that the property complies with the minimum conditions to be inhabited.
  • Energy efficiency certificate: This certificate indicates the energy consumption of the house.
  • Civil liability insurance: It is mandatory to have an insurance that covers possible damages that may be suffered by the guests.
  • Cadastral reference: Provide the cadastral reference of the property.
  • Supporting documentation: Attach licenses, authorizations or responsible declarations, as appropriate.


How to apply for the NRA?

The process to apply for the Rental Registration Number (NRA) is carried out telematically through the Electronic Headquarters of the Association of Registrars. The steps are as follows:

 1. Identification in the Electronic Headquarters:

  • Access https://sede.registradores.org/.
  • Identify yourself using an Electronic Certificate, Password or as a subscriber user.
  • If you are not registered, you must register in the telematic filing service.
     

2. Access to the Telematic Presentation: Fill in all the fields of the form with your personal data and those of the property.

  • From the home page, access the Rental Registration Number service through the Quick Access to Services or from the Property section.
  • Select the Telematic Submission option. 

 3. Completion of the NRA Application Form:

  • Fill in the form with the details of the destination registry, the interested party, the registry property (CRU), the address of the property and the cadastral reference.
  • Detail the leased units (type of unit, lease category, maximum number of tenants, etc.).
  • Attach the required documentation (licenses, responsible declarations, etc.).

 4. Telematic submission:

  • Select the type of registry (Land Registry) and choose the New filing option.
  • Indicate that you wish to file a private document and select the operation Assignment of Rental Registration Number for Short Term Rentals.
  • Attach the completed form and the required documentation.
  • Fill in the presenter's data and billing data, and sign the documents using the autofirm@ application.

5. Submission and Confirmation:

  • Review the data and send the submission.
  • Once submitted, you will receive an acknowledgement of receipt and an email with a link to download the communication including the Provisional Rental Registration Number.

 

Deadlines and penalties

  • Deadline for the Single Registry of Tourist Accommodations: The deadline for registration is July 1, 2025. It is important that you contact the regulatory body to know the exact deadlines and avoid possible penalties.
  • NRA Deadline: The provisional NRA is assigned immediately after the telematic submission. You have 60 calendar days to download the acknowledgement of receipt in XML format.
